Assistance in selection of design consultants

Review and negotiate design service contracts

Prepare and update project schedule with milestone dates

Assist in establishment and refinement of project budgets

Attend programming meetings including design review

Manage the design consultants with regard to schedule, budget and

programming compliance

Provide suggestions for value engineering, if required

Review and approve design consultant invoices

CKW & Associates Construction Services Include:

Review bid documents for coordination and constructability

Assist in value engineering suggestions, if needed

Update of project budget and schedule

Qualification of potential bidders

Preparation of bid list

Coordinate the bidding process including document issuance, pre-bid conference and

acceptance of bids

Receive and analyze bids – a very important task to ensure the project remains in

budget and on schedule without surprises caused by improper scope of work

Review and negotiate construction contract

Coordinate permitting process with government jurisdictions

Direct project team meetings on a weekly basis or as needed

Coordinate contractor’s schedule with other vendors

Monitor and update schedule and budget

Review and negotiation of changes

Review and approve contractor’s pay applications

Track all invoices against tenant improvement allowance

Inspect quality of work in place

Assist with preparation and monitoring of punch-list work to insure quality and a timely

completion

Review and process closeout documents such as warranties, maintenance records and

as-built drawings

Coordinate systems training when required
